FAQ’s 

 Water and Electricity?

The Lessor will make borehole water available. All premises must run off solar and/or gas. Silent generators are also permitted.

Is the gas safe?

Yes one company will be selected to do your gas and all safety measures will be insisted upon.

Are their rules?

Yes a few for every body’s protection. They form part of your lease.

Do I have to submit plans to the Municipality?

Yes if you build a permanent home. No if you build a temporary home. (Again we will help.) The Municipality have approved this scheme in writing.

Can I rent my plot out ?

Yes you can do what you like, for instance a caravan site can easily be rented out at R150 per day. Assuming a 50% occupation you could realise over R27,000 income in one year and so almost pay for your total outlay (R28,800) in less than one year. Not a bad return. The landlord will run a letting pool. If you build a house you could by doing the same thing also realise your money back in under a year.

What is the monthly levy and who controls it?

R300 pm + vat and it includes security, guard house at entrance (boom control) and estate maintenance. This monthly levy will not be increased for the first 3 years. The monthly levy will be paid to the Landlords monthly in advance (or yearly) who will run the site.

Can I fence my site?

Yes with fencing that fits in with the scheme.

What happens after 35 years when my lease agreement  expires ?

Renew it with the Landlords. If you have a temporary house move it or sell your permanent house (with renewed lease.) Any profit is yours.

Septic Tanks 

Extensive Soil tests show that septic tanks are fine. The tanks must be to the Landlords specifications.

What can I sell my rental agreement for?

This obviously depends on the market forces at the time but once the special is over we believe fair market value would exceed R100,000 per agreement

How do I pay for my rental agreement ?

Fill in the rental agreement form we will send you on request, email us a signed copy. We will send you back a copy signed by us immediately. You can then pay to bank account.

How do I pick a site that I want to rent?

See the attached layout of sites map and fill in the site number on the rental agreement form.

What happens if I want to rent a site purely as an investment and do not want to build on it?

That is fine. We expect the prices to rise substantially once the special is over.

who am I renting from?

The head lease holder is Feasey Property Group Holdings (Pty) Ltd and you are sub-leasing from Matayo Trading 137 (Pty) Ltd who subleases the property from Feasey Property Group Holdings (Pty) Ltd

What is there to do in a 100km radius?.

1)      Ndumo Game Reserve (less than 100km). Ndumo is about 10,000hectares in extent and boasts approximately 61% of bird species found in South Africa, including the Green Coucal, Gorgeous Bush Shrike, Pink Throated Twinspot and African Broadbill. Animals you expect to see in the Reserve include Black and White Rhino, buffalo, Hippo and crocodile, Red Duiker, Nyala and Giraffe are fairly common and leopard and Hyena are seen by the observant.

2)      Tembe Elephant Park  (under 90km) This 300km2 pristine wilderness boasts the big five - Leopard Buffalo, Lion, Elephant and Rhino as well as 341 bird species and animals right down to the tiny Suni.

3)      Hluhluwe/Imfolozi Game Reserve (under 80 km). They have the big 5 and are the oldest Game Reserve in KwaZulu Natal. There are many walks, game drives and an excellent restaurant. The park is 96,000 hectares and has excellent viewing hides and picnic sites. There is a huge variety of animals to be seen.

4)      Mozambique border close by at only 70 km. Then only 20 km to Ponta D’oro, Ponta Mallengaan to fish.

5)      Shopping at Mbazwana A Spar and a few other shops of interest.

6)      Fishing. On your doorstep in the lake, rock and surf at Sodwana or anywhere. Deep sea at Sodwana, tiger fishing, fly fishing, fresh water fishing. Charters also Kosi Bay fly fishing.

7)      Restaurants within a few km – at the Estate plus at some of the nearby game lodges.

8)      Tiger Fishing at the new Tiger Lodge at Jozini or with the many dam charters.

9)      Snorkelling/Diving We all know Sodwana is the best diving spot in the world. Feast upon 2 mile reef, Quarter mile reef, Four/five mile reef, 7 mile and 9 mile reefs – these are probably the reasons you want to buy at the Secret lake. Night diving also available for the experienced.

We are pleased to confirm that AXONBRIDGE ASSET MANAGEMENT LTD. has entered into a 35 year lease with ourselves for the Clubhouse site (site 517 the purple one). In the agreement they have agreed to erect and build the following -

1) General Dealer shop (food gas ice etc)

3) Braai area

4) Bottle store  (Liquor rights)

6) To run a letting pool
